Resumen del Editor

Realtors who have no problem selling are not invited to read this message.

Have you ever had a deal fall through because of a home inspection?

Are you afraid your home inspector might scare away buyers?

Do you want new clients without hunting for leads?

According to the National Association of Realtors, there are over 370,000 realtors in the US who earn over $100,000 per year by consistently closing deals. But this message is not for them.

Neither is this meant for the “average” agent who’s selling 10 homes or more each year.

This message is for you, only if you’re a real estate professional who knows you could be making thousands of dollars more…but don’t have the key ingredient to getting more leads:

A reliable referral network.

According to Buffini & Company, 82 percent of all real estate transactions come from referrals, meaning your network of past clients and personal contacts are much more powerful than any social ads you’re paying for.

So whether you’ve sold hundreds of homes…or still have yet to close your first deal…

The same principle applies:

You’re only as good as your last sale.

Which is why you need to use everything in your toolkit to make sure your next client ends up feeling good about their purchase. After all, they’re your best hope at getting another sale!

And if there’s one tool you should be using, it’s a thorough home inspection.

Because if you let your client move into a house that’s ridden with asbestos or needs a new roof, you may have made thousands of dollars off one commission…but you’ve lost out on what could’ve been millions from future business referrals.

All because you failed to get a proper prepurchase home inspection.

While a home inspection could very well cost you your next contract, it’s only if it isn’t done properly.

However, with the right resources, you can use a home inspection to your advantage and save your client thousands of dollars. Think about how ecstatic your client would be—and what that could do for your reputation as a realtor!

In Home Inspection Survival Guide, you will discover:

  • Twenty questions to ask any home inspector before hiring them to conduct an inspection
  • How to read a home inspection report, and what you should do about any “problematic findings”
  • An 82-point checklist to help you identify any parts of a home that need critical repairs
  • How much you can expect a basic home inspection to cost, and why it’s worth paying extra
  • Eleven types of inspections available to homeowners, and which ones your seller should consider
  • A surefire way to help home sellers avoid taking a hit to their offer price—do this before you list your next property
  • Twenty-eight dangerous red flags to look out for during a home inspection
  • The key difference between a home inspection and an appraisal (don’t make this mistake)
  • Why getting a home inspection could actually add to your commission
  • And much more

You don’t need a home inspector’s license to become an expert at home inspections.

“Must Read” for Realtors, Sellers and Buyers

This book is very thorough when it comes to the inspection process in a home transaction. As a realtor for many years I learned things that I can apply immediately to support both my buyers and sellers.
I would highly recommend this book for Realtors to be knowledgeable about the inspection process and best guide both their sellers or buyers during this portion of the transaction.
It would be a great idea for home buyers and sellers to read this book also and get the insight they need to maximize their funds no matter what side of the transaction they’re on as well.

Avatar Identity Problem

The book’s subtitle clearly makes you think it’s written for real estate agents. While parts of it certainly are directed specifically at real estate agents, other sections feel like they're more for the home buyer or seller. In fact, one small section even seems to be directed at home inspectors themselves! I'm a firm believer that popular nonfiction—as opposed to technical or academic writing—should pick a lane when it comes to an avatar. If this is supposed to be for real estate agents, everything in the book should be written as if the author is talking directly to people in that field. That's not to say the author did not provide interesting information for people who are not real estate agents … because he did. I actually think there's material for at least three books here, if not four, each directed at a specific avatar: a real estate agent, a home seller, a home buyer, and perhaps, someone just starting out in home inspection. Audible allows publishers to provide a PDF along with their audiobooks, and I wish this author had done so. Since sound is so ephemeral, audiobook nonfiction publishers should always provide a PDF of SOMETHING along with the audiobook: a full version of the book, a chapter-by-chapter summary, a workbook, or even branded note-taking pages. While fiction can just be enjoyed as stream of consciousness, theoretically, we listen to nonfiction for information or assistance. So, again, it would be nice if nonfiction audiobook publishers provided something physical/tangible in PDF form … since they can. My preference is that they offer a print version of the book as audiobooks are much more expensive than ebooks. Help a reader out! Help me gather and retain information I’m only listening to. If you are a real estate agent or someone involved in either end of a real estate transaction, this book provides in-depth information to help you better understand and benefit from home inspections, something that can ultimately impact the sale in several ways. (I’m not quite sure, though, I buy the other part of the subtitle about this book saving clients thousands of dollars.)
